Tenant Fees

ADMINISTRATION FEE
SINGLE APPLICANT - £180
MULTIPLE APPLICANTS - £150 per person

The administration fee is applicable to any person over the age of 18 who will be residing at any one of our rental properties and covers the below items:

  • Full tenant referencing
  • 'Right to Rent’ check
  • Full guarantor referencing (if required)
  • Preparation of Tenancy Agreement
  • Preparation of Guarantor Agreement (if required)
  • Deposit protection with ‘mydeposits’
  • Check-in appointment at commencement of tenancy
  • Renewals of Tenancy Agreement as and when required
  • Check-out inspection at end of tenancy

In addition to the above administration fee; the below items are also payable at the commencement of tenancy:

SECURITY DEPOSIT
A security deposit is usually equivalent to approx. 6 weeks rent, however, this may vary. The required security deposit is stated on all property listings. This is taken as security against the property and is refundable at the end of tenancy providing that there are no damages to the property or financial losses to the Landlord. All deposits held by John Michael Properties are registered with ‘mydeposits’ in line with current legislation.

ONE MONTHS’ RENT IN ADVANCE
One months’ rent in advance is payable at the commencement of tenancy and is to be maintained throughout the tenancy. The required rental amount varies for each property and is stated on all property listings.

The above prices are inclusive of any VAT required, unless otherwise stated
